Architectural Rules

Yachtsman’s Point is a planned community of single-family, custom-built homes situated on the picturesque High Rock Lake. Each building lot presents multiple building and design opportunities that are unique to their orientation, terrain, and topography. The Architectural Rules and Requirements are designed to:
  1. Provide clear and consistent rules for constructing new homes or making improvements to existing ones,
  2. Safeguard property values and preserve the natural beauty throughout the neighborhood, and
  3. Enforce the Yachtsman’s Point Homeowners’ Association governing documents.
Every property owner in Yachtsman’s Point is responsible for ensuring the natural beauty of our neighborhood and maintaining local property values. To assist in doing this, members must:
  1. Read, become very familiar and comply with all of the YPHOA governing documents, including the Declaration of Covenants, Conditions, & Restrictions, (DCC&Rs), Bylaws, Architectural and General Property Rules and Requirements, and Recreational Facilities Rules and Requirements.
  2. Submit all necessary plans and specifications for new construction or improvement projects and receive ARC approval BEFORE beginning any work. (DCC&Rs Article V (c) & (d))
  3. Make sure that contractors and sub-contractors are fully aware of the rules and requirements for construction and improvement projects.
  4. Seek clarification from the ARC (yphoa.arc@gmail.com) on any areas of uncertainty before proceeding forward.

Form 1 - PreConstruction - ARC Approval Request

Prior to any lot clearing or house construction, the following steps must be complete:
 
1.  Form 1 completed fully and all necessary plans/documents and fees submitted to the ARC. Incomplete submissions must be rejected by the ARC and the architectural review process will not proceed.
2.  The ARC team will review the submitted form/documents at their next regularly scheduled meeting.  In order to be placed on the agenda, all submitted materials must be received by the ARC five (5) working days prior to the scheduled meeting. Meeting dates are listed on the Calendar of Events in the YPHOA website.
 
3.  The ARC team will follow-up with the property owner to either recommend changes or to move forward by scheduling an on-site meeting with the ARC, owner and builder.
 
4. During the on-site meeting, Form 2 will be discussed and signed.
 
5. You will receive an email notifying you if are approved for construction within five (5) working days after the on-site meeting.
 
 

Form 2 - Construction - Agreement

Form 2 will be discussed and signed during the on-site meeting.  This form serves as an agreement between the HOA, owner and builder that the outlined rules, regulations and procedures will be adhered to during the construction process.  Violations may result in fees deducted from the refundable portion of the road bond.  Therefore, it is the homeowners responsibility to insure the builder is adhering to the conditions outlined in Form 2.
 

Form 3 - Property Improvement - ARC Approval Request

Current homeowners who wish to make major external property improvements (i.e. addition to existing home, removal of trees, adding an outbuilding, fence, swimming pool, hot tub, or recreational/play equipment) must complete the following steps:
 
1. Form 3 completed fully and submitted to the ARC. Incomplete submissions must be rejected by the ARC and the architectural review process will not proceed.
